Planning, in short

Most garden rooms need no planning permission. Keep it behind the house, single storey and no taller than 2.5 metres if it is within 2 metres of a boundary, and don't use it as a bedroom.

The rules are tighter in Sheffield's conservation areas, for listed buildings and on the western edge of the city inside the Peak District National Park, where the Park Authority decides planning.

Building on a Sheffield slope

Plenty of Sheffield gardens slope, step or drop away from the house. That rarely rules out a garden room, but it changes the base, and the base changes the price.

  • Gentle slope: ground screws or adjustable supports level the frame with little digging.
  • Steeper slope: a raised frame with steps, or digging in with a small retaining wall.
  • Steps or terraces: often the flattest terrace is the best spot, if access allows.

Tell the builder about the slope when you ask for a quote. The form asks.

How a garden room gets built

From the first visit to moving in, most rooms take one to three weeks on site.

  1. Survey and fixed price

The builder visits, measures, checks the ground, access and the cable route from the house, then gives a fixed price.

  2. Base

Ground screws, a timber frame on pads or a concrete slab. On a slope, the base does the levelling.

  3. Frame and roof

The timber frame goes up and the roof is sealed, usually in a day or two, so the inside stays dry.

  4. Insulation and electrics

Insulation in the floor, walls and roof, then glazing, and an armoured cable from the house fitted by a qualified electrician.

  5. Finish

Cladding, inside walls, flooring, sockets, lights and heating. Most rooms take one to three weeks on site.

Questions people ask

How much does a garden room cost in Sheffield?

A bespoke, insulated garden room usually costs £1,600 to £2,000 per square metre, built. A 4 × 3 m room is typically £19,000 to £24,000. Try the cost calculator for your size.

Do I need planning permission for a garden room?

Usually not. Most garden rooms count as permitted development if they sit behind the house, are single storey, are no taller than 2.5 m within 2 metres of a boundary and are not used for sleeping. Conservation areas, listed buildings and the Peak District have tighter rules. See the planning guide.

Can you put a garden room on a sloping garden?

Yes. Ground screws or a frame on adjustable supports can level a room on a gentle slope. Steeper gardens may need a retaining wall or a dug-in slab, which adds to the cost.

Can I use a garden room all year round?

Yes, if the floor, walls and roof are insulated, the glazing is double glazed and there is a heater. Read what to ask for on our insulated garden rooms page.

How long does a garden room take to build?

Usually one to three weeks on site, depending on size, the base and what goes inside. The wait for a start date is often longer than the build.

Does a garden room add value to a house?

A well-built, insulated room is usually seen as a plus by buyers, especially as a home office. How much it adds depends on the house, the area and the quality of the build.
